Bookings

  • Bookings can be made at any time. Kingsreal reserves the right to refuse bookings for any good reason
  • Deposit of 10% is taken at the time of booking to guarantee booking for arrival
  • Rates are quoted in pounds sterling inclusive of services, excluding VAT
  • VAT is charged at 17.5% for the first consecutive 28 nights and then 3.5% thereafter; this will be added to the final bill
  • Additional costs of phone/fax/internet and dining options will be charged to final bill + VAT at 17.5% (where applicable)
  • Additional guest will be charged the following:
    • Adults £20 supplement
    • Children between the age of 13-17 £10 supplement
    • Children 11 and under are free
  • Rates vary and depend on variables which relate to length of stay, frequency of stay available packages and availability. Prices will not increase once a contract has been entered (i.e. once a confirmed booking is made)
  • Short-term lets will be requested to pay for two weeks of stay in advance
Confirmations
  • Full pre-payment is needed 14 days prior to arrival (failure to do so will be deemed as a cancellation)
  • Kingsreal accepts payment by:
    • Cheque
    • Transfer
    • Cash
    • Switch Solo
    • Visa Debit Delta/Electron/Business
    • Visa Credit (2.5%)
    • MasterCard (2.5%)
    • UK Maestro
    • Other Maestro (2%)
    • American Express (3.5%)

    * PLEASE NOTE THAT SOME CARD TRANSACTIONS INCUR SUPPLEMENT CHARGES WHICH ARE DETAILED IN BRACKETS ( ) NEXT TO THE PAYMENT METHOD, (the charges are applied to the net value of the invoice).
  • Automatic confirmation will be sent to guests at the time of booking and again once full pre-payment is received
  • Guest arrival details are needed in order for Kingsreal to meet you promptly. Guests are advised to call ahead to confirm arrival time
  • A security deposit is taken to cover phone/fax/internet and dining option charges. This deposit will be credited to your account less any charges after departure, subject to apartment inspection, (security deposits also cover unforeseen charges relating to damage of the property and/or its contents and replacement cost of keys)
On Arrival
  • Kingsreal will meet guests and introduce them to Priory Place and provide keys
  • Proof of identity is required on arrival (to prevent fraudulent transactions)
  • Kingsreal reserves the right to refuse guests entry to the apartments who are behaving unreasonably and/or seem under the influence of drink/drugs
Arrival/Departure Times
  • Check-In time is 4pm
  • Check-Out time is 10am
  • Timings are flexible with requests to be made at the time of booking
  • A supplement charge is applicable for unauthorised extensions: £20 for every hour after check-out time has expired
Cancellations/Amendments
  • Deposits and pre-payments are under no circumstances refundable after the 14 day deadline
  • Bookings can be amended subject to availability. Kingsreal cannot guarantee the same rate
  • Amendments that cannot be accommodated after the 14 day deadline will not be refunded
  • Full refunds are given for cancellations prior to the 14 day deadline
  • Unused portions of your stay will not be refunded
  • No Shows will not be refunded

Departure
  • Security deposits will be refunded less any outstanding charges relating to phone/fax/internet and dining options, subject to an apartment inspection and return of all keys

Personal Information

  • Kingsreal will not exchange or share any personal information provided by guests
  • Guest information will be kept by Kingsreal in the event of further bookings and sales and promotional information
  • Kingsreal will keep credit card details for 30 days after check-out. No charges will be made to the card without prior knowledge of the card holder
  • Kingsreal is governed by the Data Protection Acts of 1984 and 1998 preventing unauthorised use/access of guest information

Kingsreal Rules
  • Guests are requested to behave in a reasonable manner at all times
  • Pets are not allowed
  • Children are not permitted to be left at the apartment alone at any time
  • Any spills or damage to the apartment need to be reported immediately to management so that it can be dealt with swiftly
  • Damage to guests personal property/belongings will be acceptable by Kingsreal subject to circumstances beyond our or your reasonable control
  • Wilful neglect or misconduct will not be tolerated by Kingsreal and we advise that it is the guest responsibility to ensure personal safety
  • Guests are personally liable for any loss, damage or personal injury they may cause at the apartment or its vicinity

Liability / Indemnity
  • Kingsreal takes all reasonable care to ensure that all information provided is correct and adhered to. In the event of miscommunication Kingsreal reserves the right to change/amend information at any time. Accuracy cannot be guaranteed.
